What map do I need for Planning permission in the UK?

In most cases, if you are applying for planning permission in the UK, then you’ll need a location plan - and you may also need a site plan, sometimes called a block plan.

The location plan shows the site in its wider surroundings. It helps the planning authority identify where the application relates. A site plan is more detailed, showing the proposal in relation to boundaries, buildings, access, and other features on the site itself. Most planning applications require a location plan and a site plan.

So what is the right map for a planning application?

For most standard applications, the starting point is an up-to-date Ordnance Survey-based location plan, usually at 1:1250 or 1:2500.

That plan should show the site clearly outlined in red, include a north point, and enough surrounding roads or buildings to make the location obvious. Planning Portal and council guidance also commonly refer to any wider land under the applicant’s control being outlined in blue where it’s relevant.

If the authority asks for a more detailed plan, then they’re usually looking for a site plan (block plan). This is commonly produced at 1:100, 1:200, or 1:500, and shows the development in relation to site boundaries, existing buildings, access, and other important features on the ground.

So in short, for planning permission, you usually need an OS-based location plan, and often a more detailed site plan as well. The exact format varies - Planning Portal provides national guidance - but Planning Officers are usually happy to offer more information if there’s a local variation.

We can help you get the right map for the job - whether that’s a location plan for a planning application, a more detailed site plan, or both - and make sure it is based on the right, up-to-date OS mapping from the start.
